OTHER SERVICES to engage are below. ¹ Be sure to ask that an item be included in your contract:

PERMIT PROCESSING SERVICES: In addition to drawing up your landscape drawings, Ladd Modern Landscape Architecture can shepherd them through the approval process for you. We will keep you apprized of what is happening. We can communicate more directly with plan check officials to iron out problems and expedite their requirements. You pay their fees, and we handle the rest.

Ladd Modern Landscape Architecture can help you implement requirements of the AMERICANS WITH DISABILITIES ACT (ADA). Whether or not required at this time, it is almost always less expensive to comply with ADA regulations during the construction phase of a project. Of course adapting a site after completion can be done, but often costs more. Your place can say, “All are welcome here”, without flagging a potential vulnerability.

The Americans With Disabilities Act was enacted to help enable persons with disabilities to generate a taxable income. But the act has generated many other benefits:

When adapted to the ADA, a person can stay in their home longer.
Friends and loved ones can fully integrate with society. When hosting a social event, the course of events through the venue can be seamless.
Accommodate clients, visitors and friends with disabilities that want to stop by.
Having a site that’s ready to accommodate a range of disabilities will help remove at least some barriers to access. Almost everyone experiences some form of disability in their lifetime; be it a broken bone or mobility impairment.

Onsite MEETINGS, INSPECTIONS or VERIFICATION: Large design projects or construction jobsites may require coordination conferences among the different trades and professions, or an exchange of information. If included in our contract, Ladd Modern Landscape Architecture can attend such onsite meetings/exchanges in the scope of our work. We work well with others regardless of whether or not we are doing the coordination.

Ladd Modern Landscape Architecture can specify an agreed upon number of site visits, to verify whether the materials or installation work is in compliance with the plans. Ladd Modern Landscape Architecture would act as a client’s advocate, conducting a final walk-through with installation contractors, before you make the final payment. While performing this service, we develop a “punch list” for you, itemizing the work or products the contractor is to remediate.

TAGGING SERVICE: If your nursery agrees, Ladd Modern Landscape Architecture can go to the local nursery chosen by your contractor. There, we select and tag specific plants in that nursery before shipment to your site. These services would be to ensure the design intent is carried out from that nursery’s available plants.

CONTRACT REVIEW SERVICES: Ladd Modern Landscape Architecture can provide contract review services regarding the contractors whom you are thinking of hiring to implement your design. We compare the contracts you receive and help you select a contractor.

OUR CONTRACT: Our contract will contain itemized, optional services to spell out the services we offer and the fees we request. Generally, by adding up the options, you arrive at the contract sum. Note that our fees are subject to change without notice, but once committed to a contract, we will keep our word.

CONTRACTORS: If you are a General Contractor or a Landscape Contractor who is having trouble meeting the plan check criteria, we can help you get your project through the process. ² If you have already taken the site’s measurements and gathered the pertinent information, Ladd Modern Landscape Architecture can use it to draw up professional plans that are ready for presentation to your client. Ladd Modern Landscape Architecture can contract for design services directly with your client, if you are comfortable with it. We will do our best to ensure that you don’t regret it.

On large sites, or sites with unusual circumstances such as poor drainage or steep slopes, the services of a civil engineer or surveyor will be needed. Ladd Modern Landscape Architecture can make referrals or work with those chosen by Owner. Ladd Modern Landscape Architecture can design many of the common construction elements such as walls and patio structures. Elements such as high walls or patio structures with long spans, however, will require the services of a Structural Engineer, Geologist or Geophysicist.
